In the heart of Austria, the city of Graz is grappling with the challenges posed by out-of-town shopping centers and online shopping. According to retail consultant and urban development expert Martin Berghofer, the city currently lacks a unified vision to address these issues.

Berghofer, who is part of a group advocating for the city, emphasizes the importance of making it easy for customers to reach the city center. He suggests that they should be able to get from the highway exit to the city center as quickly as possible.

A common vision, a plan, and joint action are crucial, Berghofer says, to keep Graz city center alive. Approximately 30 percent of customers in Graz city center come from the surrounding area, indicating a need for parking spaces to accommodate these shoppers.

While specific goals and plans for revitalizing Graz city center, as suggested by Berghofer, are not yet clear, urban development principles typically endorsed by experts like him include enhancing public spaces, promoting mixed-use development, improving mobility and connectivity, supporting local businesses and culture, and implementing sustainability measures.

Berghofer, being an urban development expert, likely advocates such goals tailored to Graz’s specific context, integrating strategic planning, stakeholder involvement, and urban design innovation.

Recent studies suggest that 60 to 70 percent of customers in Graz city center want to shop, highlighting the potential for revitalization. As the city moves forward, the focus will be on creating an attractive, accessible, and vibrant city center that caters to the needs of both residents and visitors.
