Clarkstown's Big Redevelopment: Two Major Projects in the Pipeline
Clarkstown is set for significant redevelopment with two major projects in the pipeline. The Shops At Nanuet is proposing to add apartment units, while 2 Blue Hill Plaza is planned to be transformed into a luxury apartment building.
The Shops At Nanuet's new owners, a partnership between the Robert Martin Company and Glorious Sun, aim to build residential units on the site. This requires a zone change for housing and Orangetown's approval for subdividing the property and rezoning the back parcel for multi-family use. The project includes an indoor lap pool, fitness center, theater, coworking spaces, and outdoor amenities like a swimming pool, cabanas, BBQ pits, and pickleball courts. It is expected to attract seniors and empty nesters, with parking for 500 cars.
Meanwhile, the owners of the Paramount Country Club in New City have proposed constructing 230 housing units on part of their property. Back at Blue Hill Plaza, developers plan to redevelop 2 Blue Hill Plaza into a 341-unit luxury apartment building. The 63-year-old structure, originally designed by Skidmore, Owings & Merrill, has extensive vacancies, with the three upper floors completely empty.
These projects, if approved, will significantly alter the landscape of Clarkstown and Orangetown. They aim to provide housing options for different demographics and revitalize underutilized spaces.
