Construction crew begins soil preparation at Bispinger building site

In the picturesque municipality of Bispingen, plans are underway to cater to the needs of its current and future residents. The municipality aims to develop a new building area, with 43 building plots at Am Soltauer Weg being the focus of the project.

The demand for living space in Bispingen far exceeds initial expectations. A staggering 320 applicants have expressed interest in building plots, compared to the predicted 79 residential units in the housing needs analysis up to 2030. This surge in demand underscores the necessity of the new building area.

The development work on the building area commenced on Monday. However, the expansion of the district heating network necessitates a certain lead time for construction, causing a delay in the start of residential construction. The project is being jointly managed by the Gesellschaft für Entwickeln und Bauen (GEB) and the municipality.

Project manager Robert Bergmann has assured that subsidies are available for those who may find the construction costs challenging due to economic reasons. He also emphasised the importance of providing different forms of housing to support the settlement of "young and old" in the area.

The inclusion of multi-family houses addresses the increasing demand for living space for singles and families alike. Some plots will even feature residential units ranging from six to twelve, further diversifying the housing options available.

The needs analysis, which was adopted by the town council in 2018, underscores the importance of this project. The development plan for the building plots has been legally valid since July.

The first consultations for the building area Am Soltauer Weg took place at the end of 2016. The sale of the building plots is "builder-free," meaning there is no binding to a specific construction company. Interested parties can obtain cost estimates from various regional construction companies.

The move into the new building area is expected roughly in the second half of 2025, with residential construction slated to begin at the end of 2024. Despite the delay, the project is on track to provide much-needed housing solutions for Bispingen's growing population.

Project manager Laura Arp highlighted that the provision of different forms of housing is still not a matter of course in rural areas. She expressed her hope that the project will set a precedent for future developments in Bispingen and other rural areas.
