Construction of Mannheim's "M" tall residential structure set for completion by the end of 2026.
The 'M' high-rise, a 15-story building with approximately 200 condominiums, is set to become a key feature of Mannheim-Franklin's urban landscape. Located in the heart of the district, which has been under development since 2015 on the former US military base 'Benjamin Franklin Village', the 'M' high-rise is expected to be completed by the end of 2026.
The project, managed by the municipal project development company MWSP, will offer a range of living spaces, with condominiums ranging from 57 to 80 square meters. The current cold rent for a two-room apartment (57 square meters) in the 'M' high-rise is approximately €1,000.
The 'M' high-rise will also feature a pedestrian and bicycle path running through an arch of the structure, making it an eco-friendly and accessible addition to the district. In line with this commitment to sustainability, photovoltaic panels will be installed on the inner sides of the 'M' structure.
The ground floor of the 'M' high-rise will be dedicated to commercial purposes, providing a vibrant hub for local businesses and services. The roof will feature a mixed-use space, offering potential for additional amenities and community activities. An underground garage will also be built to accommodate residents and visitors.
The 'M' high-rise project faced a delay, with the 'E' high-rise being built before it. However, the contract for the 'M' building project was awarded to Werner Wohnbau, and despite a brief withdrawal by the project developer and investor RVI, the project has since been re-tendered and is back on track.
The 'M' high-rise is expected to contribute significantly to the growing population of Franklin. Currently, around 7,400 people live in the district, with an expected increase to around 10,000 when all construction projects are completed. The Bezirksgemeinschaft Mannheim-Franklin, a regional governance association in Mannheim, Germany, is responsible for managing local administrative and cooperative tasks within the districts of Mannheim and Franklin, ensuring the smooth development and integration of new projects like the 'M' high-rise.
As the 'M' high-rise nears completion, it promises to be a symbol of sustainable living and community development in Mannheim-Franklin. With its eco-friendly features, diverse living spaces, and commitment to accessibility, it is set to become a beloved addition to the district.
