Swingin' into the Future: Osterholz-Tenever's Rebirth
The boom in urban revitalization of Osterholz-Tenever, Bremen, back in the 2000s led to the wrecking ball coming down on the Kessler block on Neuwiederstraße. Yesterday, a groundbreaking ceremony signaled the commencement of an exciting new chapter for this location.
Following a vision by Schönborn Schmitz Architects, Gewoba is set to construct a vibrant, two-hectare site to house a supermarket, 25 price-controlled apartments, commercial spaces, and more. Targeting a spring 2027 finish, this revitalized neighborhood center promises to strengthen the community and transform Tenever into a thriving, livable neighborhood, according to Senator for Construction, Mobility, and Urban Development, Özlem Ünsal.
Osterholz-Tenever has undergone quite the metamorphoses since the 1980s, shifting from an issue-ridden area to a family-friendly community with 100% occupancy. In 2017, Gewoba made a splash with the construction of the Atrium House and the Pezzettino Houses on Otto-Brenner-Allee. With the upcoming development of the North Quarter, they're bringing a fresh gateway to OTe.
🛍️ A New Supermarket for OTe
"This groundbreaking marks a giant leap in OTe's progression. By building this edifice, we'll patch a gaping hole in local supplies while catering to families seeking larger, affordable apartments or seniors favoring barrier-free living," says Dr. Christian Jaeger, a board member of Gewoba. On the former brownfield site at Neuwiederstraße, Gewoba plans to build two four-story buildings encircling a landscaped hill. The ground floor will host an Edeka supermarket and a bakery-café, while the upper floors will offer 25 barrier-free, partly wheelchair-accessible apartments with 47 to 99 square meters. The price-controlled apartments feature vinyl flooring, modern shower rooms, and comfortable glass loggias, with a cold rent starting at 6.80 euros per square meter in the B-scheme. Staying inclusive is key, as all floors are equipped with elevators and there'll be office and community spaces for Lebenshilfe Bremen in the first floor. An underground garage will offer 74 parking spaces for retail, with additional parking for the apartments. Cyclists will also find plenty of spaces to park their bikes and cargo bikes.
💡 High Energy-Efficiency Standards
The residential buildings will adhere to the Efficiency House Standard 40, sporting high-quality light clinker façades and energy-efficient building technology to reduce energy consumption. Along with district heating and solar energy, climate-friendly retention roofs with greenery will catch rainwater, making the development highly sustainable.
While the North Quarter is under construction, renovations are underway on the high-rise at Neuwieder Straße 3 on the opposite side. Gewoba has bought the building and initiated a modernization project that includes the installation of new bathrooms, windows, electrical systems upgrades, and improved insulation.
