In the heart of the Ruhr region, a new city quarter is rising from the ground. Essen 51, a project by the Essen-based Thelen Group, is set to transform a 40-hectare site that was initially renovated by the company almost a decade ago.

The development plan for Essen 51 was unveiled on 16th September 2025, and it is now available for public viewing at the Germany House in Essen until 16th October. Those unable to visit can access the plan online.

The project, set to cost around one billion euros, will see the construction of approximately 1,700 apartments over the next 10 to 15 years. These apartments will range from studios to those with up to five rooms, with some available for rent or purchase freely. Affordable housing will also be included in the plan.

Thelen Group, the main investor in Essen 51, will finance the project primarily through equity, loans, and possibly other investors. The company has stated that it does not need a partner in project planning for Essen 51. IMMAC Holding AG, a partner company, will assist in managing the financing.

The site for Essen 51 is divided into three main areas: business, living, and leisure. A tram line will connect Essen 51 before further construction measures, ensuring easy access to the development. There will be no through road in Essen 51, but good connections to the cycling network, including the Ruhr Radschnellweg (RS1). Two parking garages will be situated at the edges of the development.

Catering facilities could be established within Essen 51, and the development will also feature a school, three kindergartens, retail, and a police station. A large green strip with water features will run through the centre of the development, providing a tranquil space for residents and visitors alike.

One of the most striking features of Essen 51 will be the restored shaft structure of the former Zeche Amalie, which will stand in the centre of the development.

The construction of Essen 51 has faced delays due to the COVID-19 pandemic and the ongoing construction crisis. However, excavation for the project could start as early as 2027, marking the beginning of an exciting new chapter for the Ruhr region.
